Neither our Tenant Finding Service nor our Fully Managed Service provide for maintaining or supervising your property whilst it is vacant, both prior to finding a Tenant and at the end of a Tenancy after a Tenant has vacated your property. The property owner or Landlord will resume full responsibility for the care of their property during these periods unless they subscribe to this additional service, which can form part of our Fully Managed Service for total cover.

We will carry out regular inspections of your property both internally and externally (at agreed intervals such as weekly, fortnightly etc.) and advise you accordingly should there be anything to note. We also keep an inspection record of each visit and can provide a copy on request.

We would require a cash deposit (minimum of £250) to be placed with us for this service. This enables us to carry out any repairs, maintenance or inspections that may become due (e.g. if the property is available for let and a Gas Safety Certificate needs to be renewed). The balance of the amount placed with us for this purpose will be returned once a new Tenant has been found or when you notify us in writing that you no longer require the Vacant Care Service.

It will remain the Landlords responsibility to notify their insurance company once the property has become vacant to ensure that insurance cover is maintained. Also if the property is vacant during months where the temperature may drop below freezing the Landlord will be responsible for draining down the plumbing and heating systems.
