This level of service includes the collection and preparation of information on your property including descriptions and pictures, which will then be listed on your property profile on our website. This information may also be used on the websites of other appropriate property listing companies and in any advertising we may take out. Other items included with this level of service are:

Once we have found a Tenant we (or an independent specialist referencing agency) will do the referencing work required which will include, credit, employer, previous landlord, bank and personal reference checks.
We will prepare a full inventory and condition report on your property contents that are to be included in the Tenancy.
We will prepare the necessary Assured Shorthold Tenancy Agreement and all other relevant documents as included in our Tenancy Agreement pack. All Assured Shorthold Tenancies created must (by law) be for a minimum term of at least 6 months. At the time of signing of the Tenancy Agreement utility meter readings will be taken and the readings along with the new Tenants details will be sent by post to the relevant utility companies.
You will be given a 'log in' name and password which will enable you to access your property details on our website. Here you can amend or alter your property details and pictures by using the facilities provided.You will also receive a monthly on-line statement which will be available for you to download from the 'Your Account' area.
We will collect the monthly rent (by direct debit where possible) and automatically transfer the net balance to your nominated bank account once we are in receipt of cleared funds.
We act as the main contact for the Tenant for all issues that arise. We deal directly with them and only involve the Landlord if there is a problem that we can not sort without their authority or if a repair cost is likely to exceed £200.
We carry out four (quarterly) property inspection visits per year. These visits are to ensure that the terms of the Tenancy Agreement are being observed and to keep an eye on the condition of the property which we can compare to the original inventory report prepared at the start of the Tenancy. These visits also serve to ensure the Tenant is happy and to hear any comments they may have. If any issues arise from an inspection you will be advised accordingly.
If the Tenant does not observe the terms of their Tenancy Agreement we will follow the appropriate course of action and serve any legal notices on them as may be required.
