Please note: All our services cover normal day to day circumstances, however we are flexible and can tailor a service for your specific requirements if needed. We also reserve the right to alter any services we offer as we deem necessary, so they are subject to change without notice. (Unless we have an active signed Service Agreement in place, in which case we would give prior notice as set out in our full Service Terms and Conditions, a copy of which can be mailed to you on request).
You will need to pay at least one months rent in advance plus an equivalent amount as a Deposit*. So allow for an amount equal to two months rent to be paid up front, plus there is our Application fee of £120 which will need to be paid too. This fee however is split into two equal (non refundable) payments. The first £60 is to be paid on submission of your Tenancy Application Form. This is to cover our credit and referencing costs. You will only have to pay the second £60 payment after all the credit and reference checking is done and your application has been approved. The second payment covers the cost of your Tenancy Agreement and other associated documents.
That is it! 2 months rent plus £120! Plain and simple - no extra or hidden fees ever!
Unlike most other Letting Agencies, we do not charge ‘reserving’ or 'holding' fees for a property. We take applications in the order we receive them. If your Application is the first to be submitted and approved then the property is yours. We believe in open and honest fair charging, that is why we have split our Application fee. This means the most it will cost an unsuccessful Applicant is £60. We are unique in charging this way, we see no need in becoming another part of the current 'rip off' culture!
*Your Deposit is refundable (subject to the terms and conditions of your Tenancy Agreement), when you move out of the property in the future. See above question 'How will my Deposit be protected?' for more information.
