Our documents offer great value with our larger packs saving nearly 50% off the price of buying our forms separately. Guidance notes on how to use our forms are also included. Our AST Agreements for use in England & Wales are printed on NCR paper which means you only have to complete one copy and the information is automatically transferred to the second coloured (tenant) copy, which saves you valuable time.

Four copies of Form AT5 plus notes, (enough for two tenants). This must be served on a prospective Tenant before they sign the Tenancy Agreement. Failure to do this will mean the tenancy may not a short assured one. For use in Scotland only.
Lodger/Room Rental Agreement



This form is for anyone who wishes to take in a lodger or rent a room within their own home. HMRC allow you to earn up to £4,250 per year (just over £350 per month) tax-free through the Rent-a-Room scheme.
Garage Rental Agreement



This is our 3 page (two copies included - one for the Landlord and one for the Tenant, plus guidance notes) Private Garage Rental Agreement for use when letting a garage or lockup for parking or as storage.
Inventory / Schedule of Condition Form



24 pages of room by room check and comment boxes to enable an accurate Inventory/Schedule of Condition list to be created prior to a tenant moving in. This form needs to be signed dated and initialed by both the landlord and tenant(s).
Tenancy Application Form



This 4 page form should be completed by any/all prospective Tenants so a Landlord can begin to process their application. This is an important document that forms the basis of any subsequent tenancy.
Guarantor Application & Declaration Forms.



These 2 forms are to be given to anyone who wishes to act as a guarantor for a tenant. The first form will help a landlord to determine if they are suitable to act, the second is to accept the person as guarantor.

This pack includes both Section 21(1) & 21(4) Notices plus a Section 8 Notice with guidance notes and list of grounds. Use when you wish to end a tenancy and/or recover possession of your property in England & Wales.

4 Pro-forma Utility suppliers & council tax letters



These letters are to be completed by a new Tenant and Landlord then sent to the relevant suppliers of Electricity, Gas, Water and local authority. Helps to eliminate delays or mistakes during an occupancy change.
